Yuexiu Property Company Limited

Guangzhou-based, Hong Kong-listed property developer controlled by Guangzhou Yuexiu Group.

Background

Yuexiu Property Company Limited (00123.HK) is a real estate development company. As distressed developers exited the competition and industry resources became concentrated in state-owned enterprises, Yuexiu Property, together with China Merchants Shekou, China Resources Land Limited, COLI and others, announced 2023 sales targets at their results briefings, expecting their scale to grow against the trend.

At the end of February 2026, the first-phase parcel of the Tianhe Racecourse in Guangzhou was put up for sale, and after nearly nine hours and 243 rounds of bidding it was ultimately won by Yuexiu Group, the controlling shareholder of Yuexiu Property, for 23.6 billion yuan at a premium rate of 26.6%, equivalent to a residential floor price of about 85,000 yuan per square metre, setting a new floor-price record for Guangzhou.

On June 5, 2026, a residential land parcel in Yuehai Subdistrict, Nanshan, Shenzhen, was put up for sale. Six developers, including Poly Property, China Resources Land, COLI, China Merchants Shekou, C&D Real Estate and Yuexiu Property, took part in the bidding. The parcel started at 2.302 billion yuan and, after 291 rounds of bidding, Poly Property won it for 5.772 billion yuan, a premium of 150.74%. The transaction floor price of 108,700 yuan per square metre set a new record for residential land in Shenzhen.
